			<content:encoded><![CDATA[<p>I hate writing this post but I want to make sure all of us real estate agents (i would write realtor but I can&#8217;t find the R in wordpress)</p>
<p>There are items in our real estate lives that are killing deals right now!  I don&#8217;t consider myself a newbie in this game but I was not around during the Hay Day (read: everyone gets a loan and every person has a relative that is an agent) and even I see the process of closing a loan getting harder and harder.</p>
<p>Sometimes the people with iffy credit and coming up with funds at the last minute have it easier than someone who got gifted the 10%.  Sometimes even easier than the people putting down 20% because that 20% down person is buying a condo that is in a new construction building but not approved.</p>
<p style="text-align: center;"><div class="dividerbar-wide"></div></p>
<p style="text-align: left;">So let me share with you the 7 Items that are killing real estate deals right now and how you can avoid them.</p>
<div style="width:100%;margin:0px auto;">
<ul class="black_arrow_list">
<li>Number 1 &#8211; This one is for sellers and it should be obvious.  Overpricing, for whatever reason.  Set your price too high against the advice of your RE agent and that is a sure fire way to get NO traffic to your home.  Zero.  Ain&#8217;t no extra advertising or sitting at a open house gonna cure that.  Watch the market pass you and hope you don&#8217;t have to drop too low to catch up.</li>
<li>Number 2 &#8211; This one is for buyers.  NOT getting an accurate pre-approval.  Buyers, we have seen it 1000 times if we have seen it once.  &#8220;Don&#8217;t worry about the funds, I have that taken care of&#8221;  Ok buddy &#8212; Do you have any idea what you are talking about?  You could make 100k, have 50k in the bank but can get a loan denied because you didn&#8217;t properly show a paper trail of where that 50k came from&#8230;.Oh, you make 100k but you only report xyz &#8212; good luck with the mortgage.  Listen to your RE Agent and get this taken care of first.</li>
<li>Number 3 &#8211; Home Inspection &#8212; Ok, this one may have been around for a while but I live in New England and we have older houses here.  If you are looking at an 1920 colonial, prepare yourself for something.  But also know the house has been there for a long time &#8212; it probably isn&#8217;t going anywhere.  Ask questions.</li>
<li>Number 4 &#8212; This is for sellers and this kind of cracks me up when I am not the listing agent.  Buyers and sellers come to terms and the home inspection happens.  Something, let&#8217;s say, above average but not catastrophic is found.  Buyer asks for a credit &#8211; seller says no.  Really?  No, would you like to counter or consult your own contractor? No.  Really?  you want to move on to the marketing process again and hope 1) to get a buyer and 2) to get the same offer AND 3) Their inspector is going to miss this above average item for the new buyers.  Negotiate, make a deal and accomplish your goal.</li>
<li>Number 5 &#8211; Not having all your paperwork sent in (buyer) &#8212; This is where it can frustrating for us RE agents.  We are sort of removed from the buyer sending in all of his paperwork to the lender.  In this ever changing world of lending, are regulations going to change and the lender will be aware to ask the buyer to send them in?  Are we going to find out last minute and have this deal hit the skidz?  Research and ask your RE agent about your broker and everyone should get on the same page in the beginning.</li>
<li>Number 6 -Appraisal &#8211; buyer &#8212; Having the appraisal come in light (underneath asking price)  This one is simple &#8212; Work with a great RE agent and don&#8217;t overpay.  But there was three offers&#8230;then fight with the appraiser because they clearly got it wrong.</li>
<li>Number 7 -Appraisal &#8211; Not having punch list items completed.  This can be painful.  If it is new construction &#8211; the developer does not want to do any items until the commitment letter is in.  The commitment (full one at least) letter can&#8217;t be issued until the punch list items are completed&#8230; Chicken and the egg&#8230;.or the egg and the chicken.  It is our job to keep everyone in line and in control</li>
<li>BONUS &#8212; be realistic and understand that times they are a changing and we need to live in a world now where we expect some delay.</li>

			<content:encoded><![CDATA[<p>As you may or may not know, I have been helping my girlfriend Kyra (The Get in Shape Girl) with her online business of Personal Training.</p>
<p>In April of 2010, she was laid off from her job and did not know which move to make next.  Personal Training is her passion and she decided that she was going to go for it.  She got her certification, and a job as a personal trainer.  Next she started a blog, a Facebook Fan Page, Youtube Channel and Twitter account.</p>
<p>She was just featured on www.lauraroeder.com (Laura is a top social media expert) for her success in the past 12 months and we came up with a plan to share how she did it.  Below are the 12 Steps to Leverage Social Media in the Next 12 Months.</p>

<li><strong>Who are you?</strong> What are you writing about? This is your niche. You should be writing to      your niche and also be a part of your niche to prove your passion for the      topic.</li>
<li><strong>Who is your      audience?</strong> I was writing to people who wanted to live a healthier lifestyle and      wanted to share ideas and success stories.</li>
<li><strong>HAVE Patience –      This is not going to happen overnight.</strong> It is going to      take time to get a following. Be comfortable with the having approx 50 or      so fans after the first month. <strong>Treat      followers and fans with great respect and get to know THEM.</strong></li>
<li><strong>Provide Valuable      Content</strong> – Only re-posting recipes or others content is not going to get a      following. Write from the heart, write posts that will help, inspire, heal      and motivate.</li>
<li><strong>It is not about      YOU – Being a blogger is about serving the community</strong> in which you occupy, not promoting yourself (that will come organically).      Do as much as you can for others with no expectations besides knowing you      may have helped someone.</li>
<li><strong>Have a free item      to give away.</strong> Having consistent viewership is great but it is a one way street. (They      come to you) Creating a free report or a newsletter will get people to      sign up to your email list and you now can reach them with your content,      programs, or services. <li><strong>Do some Pro-Bono      work</strong> – Not only good for your karma, this will help you build social currency.      I have a personal training site. Before we launched it, we gave away free      memberships to get the community engaged. Those people were also required      to provide photos, testimonials, and leave positive feedback on their      social media pages.</li>
<li><strong>Show you CARE</strong> – When I was getting started I would write a thank you email to everyone      who signed up for my free give-a-way just introducing myself and asking      how I could help.</li>
<li><strong>Follow up      –People need reminders that you can help them;</strong> Also be consistent with your blog, failing to write a post for a couple      weeks will kill your viewership before it gets going.</li>
<li><strong>Do Free Challenges      to get community involvement</strong> – I have created a free challenge      for people on my Facebook page and people I am involved with on many      different forums.</li>
<li><strong>Ask your      audience what they want, don’t assume you know</strong> – You are probably at a level of knowledge for your niche that is ahead of      your viewers. Don’t assume they are there with you. If they are asking for      the basic of basic steps, make sure to show them how!</li>
<li><strong>Find people you      want to be like and follow them!</strong> Get involved on their page,      provide great content and posts and let them know you are also an      authority figure in that space. Doing it once won’t cut it. Be a regular      on their page helping THEIR viewers remain engaged. I bet you they will      make their way over to your site in time!</li>

<p>What I did with this theme just scratches the surface of what it is capable of.  If you are a more advanced marketer, you can create launch pages (good for open houses), membership sites, (do you have a coupon book for your community) and a generally sweet looking blog.</p>

<li>Follow other blogs in your niche</li>
<li>Find out who is doing what you want to do and follow them!</li>

<p>You would think a man who created this company would stand by his product by using it to sell his own home, right?</p>
<p>I know you already know the answer &#8212; he in fact used a real estate agent to sell his property in NYC.</p>

<li>Get out there and meet people &#8212; what do you do?  Do you network?  Talk to local businesses?  If you are a real estate or mortgage professional, get out there and join your rotary, chamber of commerce or BNI group.  Remember everyone you meet so you connect on LinkedIn or Facebook.  Also go door knocking to businesses in your area &#8212; not for solicitation but to introduce yourself as a local expert in your field.  Perhaps help them with their Social Media Profile</li>
<li>Who doesn&#8217;t love a card &#8211; After meeting a prospect, colleague, industry friend or local business, send a card!  &#8220;It was nice to meet you, I really enjoyed learning about your business and how I may be able to help&#8230;&#8221;  Lead with a helping hand.</li>
<li>Follow up &#8212; You think they are going to remember you?  They may&#8230;but to ensure they do, follow up with them in the coming weeks and months and let them know you have been on the lookout for them &#8212; whatever it may be.</li>
</ul>

			<content:encoded><![CDATA[<p>One of the toughest things in blogging, and in life for that matter, is consistency.  It is difficult to be consistent but the great ones are great at it.  Look at the picture to the right.  What does it say?</p>
<div class="contentbox2 contentbox-paper-white" style="width:75%">Consistency is better than rare moments of greatness</div>
<p>I had a few things about facebook and blogging I wanted to talk about today but since I have not posted since last week, I think it is a good time to address the battles of inconsistency. (I will get to those other items later in the week).  What happens?  Why do we run into inconsistency?  Here are a few items that have affected me with consistency or, inconsistency.</p>
<div style="width:100%;margin:0px auto;">
<ul class="green_tick_2_list">
<li>No time &#8211;(should be lack of time organization) life happens and things need to be attended to.  I am not a full time blogger (not yet) and real estate sales is my career.</li>
<li>What should I post about?  When I run into tight time situations, I often panic on what to post.  Is it good enough (content is key)?  Have I taken enough time to write the post?  If I only allocated 30 minutes, will that be enough, will my post be subpar?</li>
<li>Self confidence on the post &#8212; I mentioned a lot in the bullet point above.  This is what creeps into my head.</li>
<li>Distractions &#8212; looking at your phone?  checking email?  These are sure fire ways to not get things done.</li>
<li>Public perception &#8212; is the post going to deter readers from coming back.</li>
</ul>
</div>
<p>Some of the items above may border on being redundant or a derivative from the first bullet point &#8212; Time Management.  I know I am full of useful information to the readers of this blog and I know that I KNOW more than other Real Estate and Mortgage Professionals &#8212; I am not trying to pump my chest &#8212; I am lucky enough to speak on these topics.  So lets address the bullet points above and how we/I can fight through them.</p>

<li>No time = need better scheduling.  I like to write at the beginning of the day when I am fresh and ready to conquer!  This means, I block out everything else around me and allocate 30-45 minutes on writing a well thought out article.  Returning a call for a showing request can wait the 45 minutes.</li>
<li>What should I post about = LOTS!!  I generally default to 4 categories.  1) What my social media clients are asking me about. 2) What I want to learn about.  3) What I have done for others in social media to get them results. 4)  My google reader.  I set up my google reader to receive blog posts from other great writers to stimulate my brain and get my curiosity and brain activated.</li>
<li>Self  confidence = get over it &#8212; If I don&#8217;t believe in the post others won&#8217;t either, so don&#8217;t mail it in.  Take the time do the research, and create great content.  (can be supplemented with bullet point 1)</li>
<li>Distractions = Close email and turn off cell phone.  Focus on one thing at a time, always.  Enough said.</li>
<li>Public perception = I don&#8217;t know if readers will come back but I do know if I create great content, they will come back and ask for more.</li>
</ul>

<p>A great tool is hootsuite (www.hootsuite.com)  You can schedule your blog posts for the week or month.  instead of taking the time to write one post, sit down and do a few and be on autopilot for the rest of the week or month!</p>

<p style="text-align: left;">As you probably know (I mean you are reading a blog&#8230;) you choose the content you want to receive; whether it is radio, print, TV, online&#8230;.As recently as 10 years ago, the way we market ourselves and our businesses was different.</p>
<p style="text-align: left;">We painted in much broader strokes so to speak.  An ad was taken out in the newspaper and companies crossed their fingers to see if they would get results.  Sure, newspapers had demographics of who their readers were.  Age 25-60&#8230;and that was about it.  Not much more on salary, High School or College education, or likes.</p>
<p style="text-align: left;">No for example, I can put an ad on Facebook that has billions of users and narrow it down to Class of 85 from Wilmington, MA who are college educated and like &#8220;farmville&#8221;. Crazy right?  If I had a product for that age group in that location, I could market to them directly and know I was not reaching a class of 67 graduate from Austin, TX who hated Farmville.</p>
<p style="text-align: left;">I digress&#8230;a little&#8230;because the aforementioned is inbound marketing on a micro scale.</p>
<p style="text-align: left;">Most of us start a search for something, anything on Google, Bing, or another search engine.  That person searching KNOWS that if they search for Blue Thing a ma jigs they are not going to get a result for red hair pins (I apologize for the terms, but you know what I mean)</p>
<p style="text-align: left;">The customer is finding them.</p>
<p style="text-align: left;">Apply it to real estate.  Say I am looking for a house in Wilmington, MA, I am not going to put in another town. I may put in &#8220;housing market wilmington ma&#8221;  Look what I found:</p>

<p>One, I need to get clicked on and Two, I need to have some compelling info to have the viewer stay and contact me or have an opt in form to subscribe to my newsletter about Wilmington.</p>
<p>From there they will be in my database and I can email (drip) on them with valuable content about Wilmington.</p>

<p>Let&#8217;s start there &#8212; I am friends with my mom on Facebook but not by Dad&#8230;.he doesn&#8217;t know the difference between facebook and a cookbook.   Facebook was not around while I was in college &#8212; I graduated in 04 &#8212; so I couldn&#8217;t be friends with my parents but I am sure I would have.</p>
<div class="order_box_1 order_box_3" style="width:60%;border-width:4px!important;">Imagine you are a 21 year old college student doing what any 21 year old college student does.  Do you want your mom to see photos from you getting after it at the bar and doing things tht you certainly would not do in front of your parents?  No, of course not.  That is Google +</div>
<p>That is probably the simplest way I can break it down.  I don&#8217;t have it, I have just been reading about it, mostly from this guy &#8211; Padday (@padday; thinkoutsidein.com/blog)</p>
<p>It &#8216;s cool though &#8211; say if I have a few different groups &#8211; friends, family, colleagues, friends of friends&#8230;etc.  I can have status updates and post pictures to all or one of these groups.  I may want to ask other Realtors  (colleagues) what type of Contact Management System they are using.  So I would just ask my colleague group &#8211;  the answers will be coming strictly from the resource I want it to.  If I asked all of my groups, I could a whole slew of responses that could potentially devalue the one good response I was looking for.</p>
<p>I thought Facebook had something like this but I believe you can just offer different levels of privacy to different people not actually segmenting your list.</p>
<p>This is pretty advanced social media stuff but it is based on some of the simplest principles that have been around for ever &#8211; like you can only handle so many connections with people, and social proof from trusted friends helps people make decisions.</p>
<p>Even this roll out process is genius and simple at the same time&#8230;.just like a club, always have people in line.</p>
